What a licensed pro’s first look is for: whether the garage can support an ADU, a JADU, or only a habitable room; whether the slab, panel, and plumbing run are in the conversation; and what a written price would cover. What it is not: a free estimate from this brand, a stamped plan, a permit, or a warranty.
We publish no brand visit count, no turnaround, and no “we will be there this week.” The crew you hire sets the review schedule. If they charge for that first look, they will tell you. Confirm it before you book them, not after.
Garage Convert SD is a referral service. We don’t hold a contractor license. The homeowner contracts with and pays the selected professional directly. Verify the license at cslb.ca.gov.
Measurements and photos that make the hour useful
Do this before the call so the pro is not guessing from Street View.
Interior length, width, and the lowest ceiling obstruction. Photographs of all four walls, the slab, the panel, the water heater, and the overhead door. Whether the garage is attached or detached. The city on the tax bill, not the neighborhood nickname. A site plan or plot if you have one, plus any HOA documents.
If the lot is coastal, hillside, or on septic, say that in the first email. Those facts change the permit path more than paint colors do.
A consult without measurements becomes a sales conversation. A consult with measurements becomes a product decision.
ADU, JADU, or flex space: pick the product first
Three different permits hide under “convert the garage.”
A bedroom, office, gym, or studio that stays part of the main house is a habitable conversion. It still needs a building permit. It is not an ADU.
A junior ADU is an attached-garage path, capped at 500 square feet under state law, that can share sanitation with the house and must be within the walls of the primary dwelling. A detached garage cannot be a JADU (Gov. Code §66333(d)).
A full ADU is an independent unit with cooking, sanitation, and a place to sleep, attached or detached. Parking replacement is generally barred when the garage becomes an ADU (Gov. Code §66314(d)(11)).

Questions that separate a real bid from a guess
Ask the pro to put these in the first written scope.
Which jurisdiction reviews this address: City of San Diego, another city, or County PDS. Whether the drawing is an ADU, JADU, or habitable room. Whether they have submitted that product to that counter in the last year. What the first plan set includes, and what is extra. Whether sprinklers follow the primary house (Gov. Code §66314(d)(12)). Whether an HOA packet is in the scope.
Ask how they price. Published market bands on this site are not a Garage Convert SD quote. The crew’s number has to be their number, in writing, after they have seen the garage or a complete photo set.
If the price exceeds $500, California requires a written home improvement contract. The downpayment may not exceed $1,000 or 10 percent of the contract price, whichever is less (Business and Professions Code §7159).
A pro who will not name the city, the product, or the contract form is not ready to convert a garage.
